For the first time since the 1980s there is space in the district for a new development. Geins is a brand-new residential development for young and old, with 134 homes for sale. These homes are in two residential blocks surrounding two green communal courtyard gardens. Underneath them is a garage for cars, scooters and bicycles. Geins is for singles, couples and families.
Environmental and sustainable living
The two residential blocks are exceptionally sustainable, in energy consumption as well as in the use of materials and technology. This makes it a pleasant place to live, partly due to the heat and cold storage system. Through underground pipes this system ensures that the buildings can be heated or cooled efficiently. The underground garage has shared electric mobility available for residents and Geins’ neighbours. That’s very practical, because it means that you share a car or bicycle with others. And that has its advantages. For example, you don’t need to buy a bike or car yourself and the car isn’t left unused in the garage for 90% of the time. This shared mobility will be constantly adapted according to the needs of residents and neighbours, in consultation with the residents.

Move into your home more cheaply and pay later. That is the idea behind KoopStart. With KoopStart you can buy an apartment in Geins for a price that is lower than the market value. It can make all the difference as to whether or not you can get a foot on the housing ladder.
This is how it works. AM offers a ‘buyer discount’ on the market value for 89 apartments. This makes most of the homes more achievable for starters in the housing market. When you then come to sell the home or want to settle the difference earlier, you pay back this buyer discount to AM, taking account of the increase in value. If your home increases in value, you will pay a proportion of that increase. If the value falls, a proportion of this fall will be deducted from the amount you need to pay.
The advantage of a reduced purchase price is that you may just be able to get a mortgage, while at the same time benefiting from lower monthly repayments.
